Punch List Walkdown — 35-Story Office Tower
Priya, we're doing the pre-handover punch list walkdown. This is a 35-story premium office tower. The mechanical completion certificate was issued last week — all systems are installed and tested. Now we're identifying any remaining defects or incomplete work before we sign the handover certificate. Robert, what's the punch list process we're following?

We categorise every item: Category A — must be fixed before handover; these are safety issues, non-functioning systems, or contractual non-compliances. Category B — can be fixed after handover during the defects liability period (typically 12 months), but must be fixed within an agreed timeframe. Category C — cosmetic items, observations, or "nice-to-have" improvements. The contractor is obligated to fix all Category A items. Category B and C are by agreement. The owner cannot withhold handover for Category B or C items unless they collectively prevent beneficial use of the building. Let's walk floor by floor, starting with Level 1 lobby, then Level 5 typical floor, then the roof plant room.
